Buying a villa in Oman: what to know
Freehold for foreigners
Non-Omanis can buy villas and townhouses freehold in licensed Integrated Tourism Complexes (ITCs) such as Al Mouj, Muscat Bay, Jebel Sifah and Yiti. Outside ITCs, ownership rules differ — confirm eligibility for the exact unit and title before paying a deposit.
Built-up area vs plot
Villa prices reflect the land, the house and the setting. Check whether the size quoted is built-up, internal or plot area, and compare like with like — a large plot or private pool changes the value.
Villa or townhouse
Townhouses share walls and usually cost less per home while keeping a garden and community facilities. Standalone villas add privacy, plot size and often waterfront or golf positions — at a clear premium.
Costs on top of the price
Budget about 3% registration on the property value plus service and document fees. Ask about community and service charges, landscaping and pool maintenance, and whether VAT applies to a first sale from the developer.
Frequently asked questions
How much does a villa cost in Oman?
Villas and townhouses currently listed on Homelist range from OMR 126,000 to OMR 4,200,000, with a median asking price of OMR 307,000. Price depends on the community, plot, number of bedrooms, waterfront or golf position and whether the home is ready or off-plan.
Can foreigners buy a villa in Oman?
Yes — in licensed Integrated Tourism Complexes (ITCs) such as Al Mouj, Muscat Bay, Jebel Sifah and Yiti, eligible non-Omani buyers can own villas freehold. Confirm the eligibility of the exact unit before paying a deposit.
Where are the best villas in Muscat?
Al Mouj has the widest choice, from townhouses to waterfront villas on Jinan Island and Shatti Zunairah. Al Seeb offers newer, more affordable villa projects, while Yiti suits buyers looking for coastal off-plan homes.
Where are villas cheapest in Oman?
Among the areas with villas on Homelist today, Al Seeb has the lowest median price per m² of built-up area (OMR 650).
Are there ready villas or only off-plan?
Both. Of the 17 villas and townhouses listed right now, 9 are ready and 8 are off-plan. Use the Completion filter to see only one type.
What is the difference between a villa and a townhouse?
A townhouse shares one or two walls with neighbours and usually has a smaller plot, so it costs less. A villa stands on its own plot, often with a private garden or pool and more privacy.
What extra costs come with buying a villa?
Plan for roughly 3% registration on the property value, service and document fees, community or service charges, garden and pool maintenance, and for some first sales from developers, 5% VAT.
Does buying a villa give residency in Oman?
Owning an eligible residential unit in an ITC can support an application for a property-owner residence visa, but it is a separate process with its own conditions. Check current rules before you buy.
Live figures are calculated from Homelist listings at the time the page was built and are asking prices, not valuations. Confirm availability, fees and ownership rules before any transaction.
